What you need to know about product offerings of Real Estate Companies

Over the years, real estate has been acknowledged as a safe asset class with steady appreciation capable of mouth-watering returns in the long term.

In an attempt to assist investors wishing to commit their resources in real estate, some of the product offerings of notable real estate companies are highlighted below.

Property World African Network (PWAN) Homes Limited

PWAN Homes Limited is a fast growing real estate company operating in Lekki, Lagos. The company owns eight estates in Lagos including Destiny Gardens (Phase 1 &2), Ocean View Gardens & Parks, Safari Parks, and Oakwoods Gardens (Phase 2 & 3) among others.

Safari park, Free Trade Zone, is a notable product offering of the company. The property is situated in Okun-Imosan village, Free Trade Zone Area, off Lekki-Epe expressway, and has a size of 600 sqm. The property is free from every known government acquisitions or interests with adverse claims.

Investors wishing to participate in the offer would pay N37, 650 to register as a partner. Outright payment per plot is N1.53 million or payment of N141, 667 instalments for 12 months. Also, investors would be required to pay for other fees which include deed of assignment, survey plan fee, development fee and corner plot demarcation.

There is no restriction to the type of building that can be erected on the land except tenement building and high rise houses. There is opportunity for subscribers to resell their plot(s), however a charge of 10 percent of the land consideration shall be paid to the company by the buyer.

Landmark Corporate Realty Limited

This firm is one of the largest independent property management companies in Nigeria, providing property solutions for all types of investors. The company is offering plots of land for sale at Queen’s Garden Estates, Queen’s Park Estates and Meridan Park and Estates.

Queen’s Garden Estate Isheri GRA is a three minutes’ drive from Magodo/Alausa secretariat.  The estate is a reinvention of old GRA, with cutting edge architecture and delivers high-class living standards at affordable prices.

The outright payment of 500 sqm plot is N15 million. Investors who are unable to pay once are given consideration. After an initial deposit of N3.5 million, instalment payment of N700, 000 would be made for 20 months, which equals N17.5 million. Apart from these, investors would be required to pay for survey plan (N150, 000), legal document (N100, 000) and developmental fees.

In addition, the outright payment of 300 sqm plot is N9 million. Interested buyers who don’t have the financial capacity to pay once are given the grace to make an instalment payment of N700, 000 for 20 months after an initial deposit of N2 million.

Statutory documents that would be issued to buyers include governor’s consent/letter of allocation, approved government survey plan, land receipt and registered survey.

Grenadines Homes

This company concentrates on the reinvention of the concept of luxury living in Nigeria and beyond.  The companies own properties such as The Oceanna in Victoria Island, Lagos and Shonny Park Place, Shonibare Lagos, and also Greenade Terrace in Lekki-Ajah.

Grenadines Estate, Katampe, Abuja, is another robust product the company offers subscribers. The estate sits on a 10, 700 sqm of land. It is covered by a certificate of occupancy, houses 17 units of Terraces Duplexes and 8 units of 4 bedroom Maisonettes.

The payment structure has two packages namely special offer and after special offer.

For special offer, the one-type price purchase is N75.11 million, and instalment payment of N86.44 million for 12 months after an initial deposit of 20 percent.

For after special offer, outright payment is N83.53 million and 12-month instalment payment of N96.05 million after an initial deposit of 20 percent.

Adron Homes & Property

This company is a leading pan-African real estate development company with headquarters in Lagos.  Adron has over 4000 hectares of land in places ranging from Abuja, Ibadan, Lekki, Ikorodu, Shimawa and Ota.

Some of their product offerings include Glasshouse estate, Treasure parks and Gardens, and Rehoboth Parks and Garden, Ibeju Lekki among others.

Glass house estate is designed for luxury end living in an ambience of tranquillity. The estate is the first glass built estate in Nigeria. The estate is a 10 minutes drives from New Auditorium, Redemption Camp, Simawa, Ogun State.

The estate is structured in line with Hedonic strategy of housing development where investors can acquire the land with flexible payment plan and also pay for the building with an easy payment plan with a period of five years.

Outright payment (or in 3 months) for a piece of land cost N6 million; 1 year (12 months) payment cost N6.2 million with monthly instalment of N516, 667; 2 years (24 months) plan cost N6.45 million with monthly instalment of N268, 750; 3 years (36 months) cost N6.7 million with monthly instalment of N186, 111 and 4 years (48 months) cost N7 million with instalment payment of N145, 833.

Subscribers would be required to pay for documentation fees which include legal deed, survey plan, developmental fee and supervisory/security charges.

Lily Homes Limited

This company owns and manages over 10 establishments nationwide with more concentration in Lagos. The properties of the company include Grandville Court, Shammah Gardens, Oriental Garden, Merryland Estate and Pine Garden among others.

Grandville Court situated in Ilupeju where both young and elderly feels a sense of deep confidence and safety.  The apartment type is a Terrace duplex with 4-bedrooms, with an outright price of N60 million.

The company also owns properties in Shammah Gardens at Ibeju-Lekki. The estate is located before Ibeju-Lekki Secretariat, very close to Lekki-Epe expressway. The property is a Terrace Duplex with 3 bedrooms, with an outright price of N17.5 million.

The company has a C-of-O on both assets.

Legacy Homes & Property Limited (LHPL)

LHPL situated in Kwara, Nigeria, is a fast growing firm in the real estate market portfolios in commercial, residential, retail outlets and industrial estates. The company owns three estates namely Evergreen, Suilela Project and Suite Pointe.
