Homebuyers and property investors in Asaba are changing how they approach homeownership as more people choose private residential communities over building houses on individually owned plots.

For many years, Nigerians bought land and managed construction projects themselves. However, developers say professionals, entrepreneurs, business executives, diaspora Nigerians and investors are now seeking homes that provide estate security, reliable infrastructure, estate management, green spaces and shared facilities.

The shift reflects growing demand for housing that combines ownership with services designed to support daily living. Industry observers say buyers are placing more value on the overall living experience rather than simply owning a house.

In response, some property development companies are reducing the number of homes within estates to create more open spaces, parking areas, privacy and communal amenities instead of developing high-density neighbourhoods.

Humphrey Muemufoh, founder of Urban Planet Estate & Construction Ltd, said the trend mirrors changing expectations among buyers.

“Housing should evolve alongside people’s expectations,” Muemufoh said. “The objective is not merely to develop homes. The objective is to create a destination built around privacy, comfort, community and enduring value.”

Asaba’s location, improving infrastructure and growing population of professionals and higher-income residents are also contributing to demand for planned residential developments, creating new real estate investment opportunities in the city.

Urban Planet Estate & Construction Ltd said its Urban Courts Private Residence project will consist of 18 duplex residences with landscaped surroundings, dedicated estate security, controlled access, additional parking and a professionally managed environment, reflecting its low-density development model.

The company said the development is designed to provide residents with a secure living environment through its estate security system while also offering long-term investment potential and an improved quality of life. Industry stakeholders say the trend could influence future residential developments in Asaba as developers respond to changing market expectations and buyer preferences.
