Dalhatu who disclosed that her father inspired her to venture into real estate said growing up her father had a strong international real estate portfolio and when she was a teenager, he went into high-end international property development and was amongst the first investors to flip old buildings in Lancaster Gate, London, into what they are today.

“Being part of his journey, I’ve had the opportunity to learn closely from his wins and losses and keep his values with me for guidance. I’ve learned to find opportunities in situations most find underwhelming and the value of time and growth,” Dalhatu said.

“Building on these experiences and values from home, I found a love for exceptional living spaces and connecting people with valuable investment opportunities,” he said.

Sharing some of her most notable achievements in property development, sales, and investment consulting, she said throughout her career, she has had the privilege of advising international clients on high-value property investments across England, securing lucrative deals that have delivered impressive returns.

She said one of herkey achievements has been fostering strategic partnerships with industry leaders, enabling access to exclusive opportunities in prime real estate markets, adding that through Hatu Properties, she consistently guides clients through complex transactions with ease, ensuring a seamless investment experience.

Dalhatu said she stays ahead of the curve by continuous research, attending industry conferences, and leveraging data analytics to track emerging trends.

Speaking on some of the challenges she faced while building Hatu Properties, she said one major challenge was establishing trust in a competitive industry, especially while catering to international clients, noting that overcoming this required a strong commitment to transparency, excellence, and forming strategic partnerships that enhance credibility.

She said another challenge was navigating fluctuating market conditions, which we addressed through adaptability and in-depth market research.

“For example, most clients from Nigeria with their savings and earnings in Naira have suffered losses from the Naira devaluation and instability over the years. We’ve had to look for solutions by advising them to invest locally to maintain value or look at cheaper options and applying for a mortgage abroad” she explained.

She spoke on how innovation and technology are transforming the industry by streamlining transactions, enhancing property searches, and improving market analysis through AI and big data.

“Hatu Properties embraces these changes by utilising advanced market research tools, virtual property tours, and digital platforms to provide clients with seamless experiences and real-time insights.

“Thanks to these advances, our clients don’t need to be physically present in the countries they are purchasing from and don’t need to physically live in the country as landlords, they can rely on apps to oversee the property management and rental payments,” Dalhatu disclosed.

She hinted that her long-term vision for Hatu Properties is to establish it as the leading agency for international real estate investments, helping people build generational wealth through resilient and strategic property portfolios.

She said she aims to achieve this by expanding her organisation’s market presence, strengthening global partnerships, and continuously refining her personalised approach to meet the evolving needs of high-net-worth individuals and investors.

“In addition to our advisory services, we are also moving into property development, focusing on converting old buildings into high-quality flats and mixed-use properties. This journey has already begun with my first personal property flip project in London, reinforcing my commitment to leading by example and ensuring that Hatu Properties remains at the forefront of innovative real estate solutions.

On how she stays informed about global market trends and regulations, she said she engages with industry professionals, studying reports, networking with international real estate professionals, and collaborating with legal and financial experts.
